Are written Buyer Representation Agreements mandatory in Alberta?
Effective July 1, 2014, all industry professionals trading in residential real estate in Alberta must have a written service agreement with all clients. That includes both buyers and sellers.
For more information regarding the requirement visit the Real Estate Council of Alberta website.
How we deal with the Buyer Representation Agreement
Rather than wait until the point of submitting an offer to discuss this agreement (or even worse hide it in the pile of forms to sign) we feel that it is important to discuss the agreement in detail upfront, answer any questions you may have about the agreement and to make any changes to it so that you are fully comfortable with everything before hand.
You need to be able to make an informed choice about how you would like to be represented.
Waiting until the time that an offer is made and then having you sign a representation agreement at that point should be something that is of concern to you if not fully explained in detail.
You should not feel pressured to sign something at the last minute – ever!
